BAY COLONY CLUB CONDO - BOD MEETING AND CANDIDATE DANCE OF JANUARY 16, 2014

Same old tired faces and slippery promises of future glory.  White fly in the ficus?  Spiffy new Rec bathrooms?  No inquiry about why random numbering of ballot return envelopes was discontinued? 
 
Time for all you sheep to get sheered again?

The Justice Department just announced its largest settlement of a housing discrimination case. The housing provider (property management) paid $1.25 million to settle claims of failing to grant reasonable accommodations to disabled persons. Assistant Attorney General Thomas E. Perez said: “Property owners and managers have no excuse for violating our nation’s fair housing laws by refusing to accommodate people with disabilities.”

Board members – please take the time and the effort to understand these and other fair housing requirements…….chair lift….sounds familiar

This lawyer that they have is blessing what they are doing to the residents? Sure, they will sue and he will get more business. I remember him from the SRD days, when he tried to make the bond issue to last a long, long time to milk it for all it was worth.

I've tried to be an honest broker between warring factions in this community. I want to comment on 3 items mentioned in Mr. Viola's newsletter to the community.
First, one board ago, we got a quote for carpeting for $136,000. We held off on executing that bid because there were too many questions on nylon (more expensive) vs. polypropolene (cheaper) carpeting, and other issues.
The current board got a bid of $124,750, the lowest of three. The winning company had excellent references. The carpeting, nylon, is of better quality than the synthetic we had considered the year before. We got a good deal.
I would challenge anyone to get a quote for carpeting this entire facility for $48,750 less, which is the kickback we are accused of taking. That is ABSURD.
Secondly, this board did not outsource the landscaping. That happened on the previous board. We were paying over $250,000 to maintain our own landscaping crew and equipment. US Lawns came in with a bid for less than half.
There are issues with US Lawns, but on balance, they are no better or worse than what we had--and half the price. In a community that wants to keep maintenance low, the only alternative a board has to continue capital improvements like the seawall, bathrooms, carpeting, and roofs is to cut costs.
Finally, I stand by my email in Mr. Viola's letter about being asked to commit fraud by Ms. Beverly Houston. In my opinion, she is not fit to serve on any board.

Thanks Jack, for backing up your comment on Beverley Houston. I question landscaping being half price. I understand they charge for anything they do as EXTRA. How much EXTRA have they charged over $125,000.

That's true, they do charge extra. When they remove ficus, it costs us more. The last board probably spent an extra 20-30k on removing dead stuff and fixing broken plumbing. The current board budgeted for next year to remove ALL the ficus in the community and the arecas that have what look like giant hornets' nests at the bottom. But by cutting our mowing and trimming costs in half, we have the wiggle room to do these things, which should become less and less costly as the ficus is eliminated. The only other complaint we hear is about picking up leaves more often, and that has to be negotiated with the company more carefully.

I will be glad to see Pappas and Zubko look dumbfounded when they have to reach in their own pocketbooks to pay for their own attorney, not the one BCC pays for. He would do it for nothing to keep his 401K job at BCC. He will not be the lawyer next year and I doubt if he would do pro bono for them after BCC get rid of him.

I saw one of US LAWN guys doing ONLY the cutting of the new growth on the Areca's. Who the hell gave the order to cut out the new growth, which would have covered the ugly stumps!
It looks so disgusting ....somebody has taste up their "Stump". You pay half and we got half..period. Have these guys been in jail? Are they casing the joint. Nobody cares. Spend it on the &^&%$#&lawyer when more lawsuits come in.

Why did the ticket committee quit???
Me thinks Diane, who is running for the Board and was Chair to the ticket committee, up and quit. The rest of them quit also. Why? Zubco running scared and is starting to launch an attack on Diane now, so she quit. Why did Diane change her tune about Lily, another candidate, that was given tickets for her approved vehicle. Zubco now wants to get rid of Diane and Lily so she will have a better chance of extending her power trip. Evil Evil old lady strikes again.

If you want an explanation of why Saundra needs the board position, just check the Broward County Courthouse records, and see what years she refinanced her condo vs. when she didn't. Seems like this past year she paid her mortgage off. If she doesn't work,how did she pay off $47,000 in ten years? Inquiring minds want to know....I may need to hire her to manage my money if she can do financial wonders like that with Social Security!

I think a lot of us know that we the community of Bay Colony Club are supporting the board members financially because they have outlived their money and savings, of course putting jacko and Definis aside Let's hope everyone is smart enough to vote accordingly and this insanity ends. If Saundra is out of money maybe she should sell her unit, move into an assisted living facility, and sign over her Social Security benefits in exchange for room and board that include three meals a day of pureed foods. The count down has begun kids. Hold tight to your seats.

This evening when entering the property a board of director's candidate was campaigning on the street on Bayview Drive, when I observed Pappas flip the lady off as he and his partner exited the property. He gave her the finger when she was simply campaigning and peacefully assembly on the public street. What a clown we have on the board. Hope everyone votes smarter this year. Just a few more days.

Amon said......$47,000 paid off on Zubko's condo.......another amon wrote in that the old ins. co. that they got again after over charging BCC...Brown and & Brown....amon said that the usual kick back is 10% or $47,000....bingo!!!!!!!!!!! that's how she paid it off.....
Remember the new convertible, two weeks after she signed a building contract for Rec 1. She did not have money then. The contractor had been in business 3 months! She knew him...........bingo again

cambi, de finis, grimaldi, lauer,smith, blanco,blackman….if for some personal reason you don't like some of those people vote for less than 7 and eliminate the ones you don't like but don't substitute them with someone from the dark side…..it would be like wasting your vote

I don't know who you are, but this is the WORST that it has EVER been. THE WORST!!! I agree with Phil having his troubles on the board and not being the best president, but BUD and WILBUR were FABULOUS presidents. FABULOUS! Would you like to elaborate on this blog what the problems were with Wilbur, Phil and BUD? Pappas is a crazy and so is Zubko. They are not dealing with a FULL DECK. Their elevator isn't making it to the top floor, buddy, and they are managing your money and doing it very badly! That's the worst it can get. Pretty soon we are going to have goons in here breaking peoples arms and legs. We already have vandalism against personal property. Bay Colony Club is a DISGRACE!

We have Campbell Property Management monitoring this election. Campbell Property Management, as well as our property manager have a license issued by the state. I doubt they will do something that will taint their own "business entity". The amendments did not pass and we know these "kooks" we have on the board presently have been fighting to get these amendments passed for a while now unsuccessfully. We have several registered complaints with the DBPR on passed "election fraud". Try to remain hopeful. Pappas, Zubko, Shelton and Lauth are not permanent cemented fixtures of our BOARD OF DIRECTORS and a lot of residents are cognizant of their sleezy ways and maneuvers operating and mismanaging this property. Just one more day. Sit tight.

To Anonymous of Feb 9th, how strong are the meds you're taking?! Wilbur and Bud were FABULOUS?! Oh my goodness. Wilbur was in the office the minute Joanne left harassing the poor office girl, taking files, making deals he had no right to make, and cozying up to Colleen the Bimbo! I've seen emails regarding his sexual harassment and let me tell you, I'm shocked she didn't sue us! He was so dirty, that the extra rinse cycle couldn't even wash him clean. Bud?? He and Colleen were in the thick of it and look at the mess they made! You need to downgrade your dose sweetie. Unless of course, you're part of that crowd and I suspect you just might be. Wink wink.

Dear Residents of BCC,
It was this President that took the executive decision to eliminate the sexual harassment and the hostile work environment created by members of this board as well as previous boards, which alleviated many possible lawsuits that would have resulted in enormous monetary settlements. Squashed other lawsuits that subsequently saved the Association over $140,000. So Ms/Mr anonymous, I suggest that you either sign your name and not hide behind "aninymous" or maybe you might have been one of those individuals that may have been involved in the aforementioned unethical practices. In addition, the unethical practice of computer fraud and the forwarding of Association documents including residents files was dealt with and was stopped. This previous President "rinsed" the office of ALL unethical and immoral practices and shall continue to do so once elected. I stand for ALL residents rights and shall continue to uphold those rights with the utmost of professional integrity.

Thank you for your vote to continue to assure that integrity for BCC.

Thank you for replying to my request. Perhaps you should cut back on the booze. In response to your claims regarding my meds. I did not know I was on any meds, however, four of the present board members NEED to be on meds. STRONG ONES.

In response to your allegations pertaining to BUD and WILBUR sins as president of this association in years past, I had no clue of these types of behaviors. It is the first I have heard.

You claim you have seen emails, then you are one of the current members of this sad board of directors that needs to go bye bye. Only board members can access that type of inside information. WINK WINK

Now that a new Board has been elected, I can just see what Joyous and others like Rocco and Jack are going to be screaming from the rooftops - YES! IT WAS BEV HOUSTON FORGING ALL THOSE BALLOTS!

Rocco Viola saw fit to reprint Jack Israel's insulting blog remarks about my being a forger.

One thing I've learned about life in Bay Colony Club is that HE WHO HITS FIRST ... WINS.

Doesn't matter if it's truth or lies, the accused cannot protest his or her innocence without seemingly "digging the hole deeper", so the best thing is to keep your mouth shut - it really pisses off the accuser when you don't rise to the bait in a knee-jerk reaction.

Now, Jack: to set the record straight now that this 2014 Election is over:
- Yes, I called for a meeting on October 2, 2012 at 11:30 AM with you, Phil and Saundra.
- The meeting lasted slightly more than an hour (I left the meeting at 12:40 PM).
- You were there ONLY for the last 10-15 minutes (you had a doctor's appointment).
- You missed the main bulk of the meeting wherein I advised Saundra and Phil that:
1. In 1996, Tallahassee changed the condo law to prevent Boards from "voting unused votes";
2. We have had several Amendments since then and I commented that I was dubious that every one of those Amendment votes was a genuine one WITHOUT forged signatures;
3. With the number of rentals (at that time it was an all-time high), we had lost our "clout" since those rentals made up 25% of the voting potential - and since we need 75%, it was basically and literally impossible to achieve that 75% majority.
4. Foreign investors do NOT vote (possibly since they can't read the language?) on anything. They would certainly NOT vote to restrict their own rights and influence on our community (they simply don't care about our community - making money is all they're interested in).

I had - (unfortunately - since you have no sense of humor) laughingly disclosed that 60 YEARS AGO WHEN I WAS IN HIGH SCHOOL, we kids regularly forged "absentee" excuse notes for each other to cover skipped classes; it just happened that, despite my own lousy hand-writing, I was pretty good at it.

I HAVE NEVER FORGED A SINGLE DOCUMENT SINCE I WAS IN MY TEENS.

I defy and challenge you, Jack - or anyone else - to find ANY forged signature done by me on ANY Ballot or Proxy. Bring on your forensic hand-writing experts. Bring on your fingerprint specialists. Bring on your lie-detector machines. The ONLY time you will find a BCC document of any type that I have signed will be those turned in for MY unit, of which I am the "designated voter".

Yes, at that meeting, I laughingly (stupid me!) offered to be the BCC "resident forger". You have absolutely no sense of humor. YOU ACTUALLY BELIEVED ME! Even Phil knew I was joking and laughingly commented ":Bev - I loves ya!".

It IS interesting and ironic that none of this came out until I did not "endorse" you for re-election in the January 2013 issue of the Informer (over three months later!) - and then the shit hit the fan. How self-serving and petty. I have nothing to hide or be ashamed of - and I will NOT be black-mailed into endorsing ANYONE I do not believe in.

Why are you defending yourself only now from my charges, just hours after the election? If somebody had accused me of such behavior, I would have been yelling from BCC rooftops that it was a bunch of baloney. You, with a greater audience than anyone in BCC could not muster enough votes to get on the board?? I think we know why. The residents have a lot of common sense.

I am sick of her anonymous comments on Joyous, the most intelligent woman we have in Bay Colony. Look at the landscaping now, since she is not taking care of the landscaping. It is a real crap hole.
We are also sick of your "admiration" for her as well. I know Joyous and also know her beau of 14 years. He, I said, He is a wonderful Doctor, who is now working on a cure for Cancer. You always manage to "dig" Joyous, just like kids do in grade school. If you are "in love" with someone, you slap them and talk about them.
And, No, Houston, you were not kidding about forging. Jack has a good reputation and he is not a liar. YOU ARE AND YOU ARE NOTED FOR ILLEGAL doings on the election in years prior. Several residents are complaining about the garbage doors that are broken. Even in no. 6, the door is broken and isn't that Zubbkook's place? Who gets the ticket for the broken doors? Security, the office, the president.
If you have a 2 inch tear in your screen, security is right there with a $20 ticket at the direction of Zubbkook. Let the place fall apart, but give the neighbors a ticket to control them. Somethings never change for the good.

Expect tickets to the candidates that did not get on the Board. Sleepy George will want "speed bumps" again and he will drive around and look for a cat in the window or a car backed in or in the wrong spot, or bikes on the porch. If tickets are issued for "violations" that are unfounded then we just have a pack of goons here running the place, beginning with Zubkook and ending with the Mickey Mouse patrol that Allied Barton has proved to be. Goons have been running the place for years anyway. Just don't pay the tickets.
