BAY COLONY CLUB ELECTION - HARRIET GUSTAFSON

This is the fifth and last of a series of articles providing information about candidates for Bay Colony Club Condo Board of Directors.  This information is intended to help BCCers make their voting decisions.


Harriet Gustafson
Gustafson was very recently appointed to the Board.  However, her future Board actions can be anticipated easily.
  1. Gustafson was appointed to Board by the votes of Zubko, Slota, Shelton and Lauth.
  2. Voted in line with Zubko, Slota, Shelton and Lauth on all issues except one in which she recused herself.
  3. Is there any reason to expect Gustafson to deviate from the Zubko, Slota, Shelton and Lauth line in the future?

    BAY COLONY CLUB ELECTION – GEORGE LAUTH

    This is the fourth in a series of articles providing information about 2010 candidates for Bay Colony Club Condo Board of Directors. This information is intended to help BCCers make their voting decisions.

    Among other actions taken against the interests of BCC owners:
    1. Lauth has supported and voted for every action taken by  Zubko/Slota/Shelton.  Aside from this knee jerk support,  Lauth seems to be dozing through BOD meetings, with only one past unique contribution;
    2. Some time in the past, Lauth decided that a bicycle on a BCC porch was so unsightly it required stiff fines. Isn't it odd that BCC security has never been able to stop the almost immediate theft of any high-end bike left in one of our bike racks?

    BAY COLONY CLUB ELECTION – PETE SHELTON

    This is the third in a series of articles providing information about 2010 candidates for Bay Colony Club Condo Board of Directors. This information is intended to help BCCers make their voting decisions.

    Among many other actions taken against the interests of BCC owners:
    1. Imposed a "Confidentiality Agreement" on BCC employees to ensure that owners were kept unaware of secret board deals (i.e. cable TV "consultant" contract).
    2. At a BCC Board meeting attempted to pass a motion censuring Wilbur Bullock for "leaking" of Board actions and law violations.
    3. Had the Board approve $5,000 of our money for a private investigator.  This investigator to develop cradle to grave dossiers on "persons of interest" to the Board.
    4. Had himself appointed bag man to deliver $60,000+ of our money to Slota’s cable TV "consultant".
    5. Continually harassed and bullied the BCC manager and office staff.
    6. Physically assaulted Rocco Viola.
    7. Worked with Saundra Zubko to divert BCC maintenance money to Special Rec District non-essential projects.
    8. Helped Zubko ensure the long, unnecessary delay in dissolving the SRD.
    9. An apologist for the delayed rebuild of Rec 1.  (Over one year, when 200-room hotels went up on Lauderdale strip in half the time.)
    10. Closed off Rec 1 building to prevent owners from observing progress (or lack of it) and quality of work.
    11. As BCC treasurer failed to produce year-end 2008 financials in the legally allotted time.

    BAY COLONY CLUB ELECTION - SAM SLOTA

    This is the second in a series of articles providing information about 2010 candidates for Bay Colony Club Condo Board of Directors.  This information is intended to help BCC  make their voting decisions.

    Among many other actions taken against the interests of BCC owners:
    1. The Florida department of Business and Professional Regulation (DBPR) has since 2002 repeatedly declared Slota in violation of Florida law.
    2. In 2002, Slota, then president of the Board, imposed a $384,000 special assessment on BCC owners.  In 2003, after a lengthy and expensive trial, the assessment was declared illegal in Broward County Court and BCC owners paid enormous legal fees.
    3. From 2002 to 2003 it is alleged by the then BCC manager and a then member of the BCC Board that Slota was soliciting kickbacks from vendors, abusing BCC's petty cash, stealing BCC property and embezzling.
    4. In 2008 a $120,000+ contract was signed by Slota for  "consultation" on our $2 million plus cable TV contract.  There was no Board discussion and no bids for this "consulting" work.  The remaining Board members said they were unaware of the contract and didn't know the details or the actual dollar amount.  Two Board members wisely resigned at that point.
    5. In 2009, Slota, then Board president, failed to produce 2008 year-end BCC financials.  A violation of Florida law and of a 2005 Consent Order which had imposed a $5,000 fine for the same (earlier) offense.
    6. During 2009 Slota has continuously harassed our Manager and office staff in an effort to get them to resign so more "pliable" replacements could be found.
    7. At the January 5, 2010 Board meeting Slota physically assaulted fellow Board member Wilbur Bullock.

    BAY COLONY CLUB ELECTION - SAUNDRA ZUBKO


    The upcoming Bay Colony Club Condo election for Board of Directors gives owners an opportunity to vote in what may be the first honest BCC Board election.  It's possible that we can stop multimillion-dollar no-bid contracts, secret deals, vandalism, and physical assaults against activist owners.  Details omitted from resumes of present BOD members may help you decide who you want on the BOD.  This is the first of several articles providing the missing details.

    Saundra Zubko


    Among many other actions taken against the interests of BCC owners:
    1. In 2004, Zubko Board President, failed to provide 2003 year-end financial reports to BCC owners.  This violation of Florida law resulted in a fine of almost $5.000 against BCC Association.
    2. Throughout 2004-2005, Zubko, as president of the BCC board, did everything possible to prevent the dissolution of the Special Rec District.  The SRD board was working to dissolve the District, not to make additions and improvements that are Association responsibility.  Using her total lack of cooperation and tactics of then BCC lawyer Ron D'Anna, Zubko forced the resignation of the entire SRD board.  Then, with  Pete Shelton, she assumed control of the SRD, stalled the dissolution and squandered hundreds of thousands of BCC dollars on unnecessary cosmetic changes.
    3. In 2003, as a BOD member, Zubko voted NOT to investigate the "mysterious disappearance" of BCC assets. 
    4. Under Zubko's guidance, rebuilding fire damaged Rec 1 took over a year and cost twice the industry standard  for such a job.
    5. At the Dec.17, 2009 BOD meeting Zubko rejected Rocco Viola's offer to pay all costs for an independent Election Monitor who would ensure an honest February 2010 election.
    6. At the January 5 BOD meeting Zubko led the board in spending $5,000 of our money to hire a private investigator.  He will compile dossiers on "residents of interest" to the BOD.
