BAY COLONY CLUB CONDO - BOD ELECTION

Just got the ballot information and I am flabbergasted!

Many of the same motley crew who were  very publicly discredited have the chutzpah to run again!

So, are we to be treated to another run of secret contracts, personal information being "borrowed" from the BCC files, obstructionism in order to hold on to a power base and all the rest of those shenanigans?

In order to remind BCC owners of what happened in the past, some of the more outrageous performances will be made again available on this blog.

Are we bound to repeat history because our memories are so short?  We can't all be in the grip of senile dementia.

It truly pains me to bring this up, but I have little choice. Throughout this year, I've held Bev Houston, editor-in-chief of the Informer, in high regard and valued her husband's great engineering insight. She told me repeatedly that this was one of the best boards she has seen in a long time, and that I was one of the best treasurers BCC has had. I was saddened to see the Informer come out today not endorsing me because Ms. Houston is upset that BCC's lawyer has rendered a legal opinion that the election can be held on a Tuesday instead of Monday, and that one individual, who owns his condo via a Land Trust, Mr. Di Prima, is entitled to run for office as per Florida law. The lawyer's opinion will be forthcoming to the community, but is Ms. Houston now more qualified than our legal counsel on what is legal and what is not?

Ms. Houston has set up the Informer as the "unbiased" BCC gazette, and she values the trust people place in it. She is the law-and-order conscience of BCC.

However, in October, before the vote on the amendments designed to change our by-laws, Ms. Houston sent the email below to three board members, requesting a meeting. In that meeting she stated that it was impossible for the amendments to pass. We simply would not get 475 votes, the needed quorum, ever. She told us that the amendments were critical for the community and that we had to make up the votes we lacked by forging signatures.

I was shocked to hear such a suggestion for a senior member of the community. I later spoke on the phone to Saundra Zubko and told her that it takes a long time to build a reputation, and only a moment to lose it. As a former FBI employee, there was no way I was going to engage in that kind of fraud. Ms. Zubko agreed, citing her religious values as her primary motivator for ignoring such a suggestion.

So, the Informer believes our lawyer is in another world and doesn't know what she is talking about, yet, it's alright to engage in fraud to swing the amendment vote.

I'll NEVER put up with that kind of crap in this community.

I’m writing to just the three of you, since you are all officers, and the fact that no more than three Board members can meet without a noticed meeting (otherwise, I would have included Jim Pappas too, since he has a very level head).



I would like to meet privately with just the three of you (without any of the other Board members being aware of any meeting) and no Manager.



I have a proposal that I am unwilling to put in writing, but might be of great interest regarding the upcoming Proxy voting. If it is at all possible and you would consider a meeting (shouldn’t take more than a half-hour or so, despite my “wordiness”!), might I suggest the sooner the better? Perhaps this week? (I’m not available either Thursday or Friday this week.) We could perhaps meet in the old manager’s apartment next to the Office (I doubt that we would be disturbed there). If you are curious enough to want to hear my proposal, perhaps the three of you could decide on a day and time and then let me know. Incidentally, I will keep NO notes and will NOT record this private meeting.



It will be a case of “if you don’t like what you hear, the meeting never happened” …

When Carl Dressel and Jim Gordon were in charge of the election, it was eluded that Ms. Houston had something to do with rigging the election. Smells like Carl and Jim were on to something, now that this latest "twister" has come to light. All along Ms Houston spreads the rumor the election has been rigged. Those who yell the loudest ARE usually "gilt" tee. No bids for the work on the docks. The board just got Mr. Houston's "FAVORITE" COMPANY......HUMMMMMMMMM

Are residents to believe that the legal consul of record recommended,supported the approval of trucks,scooters and motorcycles.Yet for over 37 years this was not only supported by 100% enforcement but also that every resident signed documents prior to purchase that they personally sign that pick up trucks are not allowed It tells me the the legal consul should be replaced immedeately along with the responsible board members. What overall long term community concern does this behavior display. This should have never been approved and should have been defended legally to the hilt if necessary. Does anyone believe that this was never challenged legally before shame on them an this display of there lack of experience can't be understood at any level. this one issue negated all the good done by this board and the community damage that cannot be measured by any stantards.These are BCC accepted & enforced community standards & rules an residents expect them to be protected by all board ellected officials and they have been up until now. Shame on this board of directors DOES ANYONE ON THE BOARD OF DIRECTORS NOT UNDERSTAND THAT THE LAWYERS WORK FOR THEM NOT THE OTHER WAY AROUND ALSO CONDO OWNERSHIP ACCORDING TO PARA 25 IN OUR DOCUMENTS EITHER.

WOW - I remember that Election and Houston was blamed for rigging it cause she was the Secty in charge and she got the highest votes too! But don;'t you remember that they finally figured out Houston was innocent and it was Joyous Burkart brought the extra 40 ballots in in her big black tote bag and now the girls cant bring big purses if their working on the election committee. Joyous hated Saundra and Wendy and was trying to keep them off the Board. Didn't work cause Wendy got on anyways but it sure screwed up the Board that year cause they had to promise to serve only one term. Its interesting that two of the three in charge - Joyous Burkart and Carl Dressel sued Bay Colony but Jim Gordon hasnt yet LOL. God thats going back 10 years or more!!!!!

Gee, if this allegation is true at all we all should be looking at Mr Israel, the board member who is so ethical and was so offended that he waited almost 4 months to say this...and "put up with that kind of crap".

While he thought Mrs. Houston was supporting him, this was OK but now that she does not support him at election time it is his "moral duty" to bring this out? His moral outrage stinks of sour grapes and campaign shenanigans. He won't be getting my vote and should not get yours.

I keep hearing the same lame argument that "this is the way it has been for 25, 37, 40 (you name it) years." The one case that brought this vehicle thing to a head was spearheaded by Broward County's Office of Equal Opportunity, the Civil Rights Division. The problem with this organization, according to our lawyer, is that even if the plaintiff drops the complaint, this organization with deep government money pockets could keep the complaint going. They love to make examples out of associations.

BCC does need that financial risk, especially when our lawyer said we had a weak case.

And, as a volunteer, I'm not going to spend my time going to court in response to subpoenas. If you would like that, run for the board.

Election reform is here and here to stay. It's been way to long coming, and all these years of accusations and actual election fraud is over. Provisions have been set to assure everyone that they can now FINALLY have confidence in the integrity of our elections and not be concerned with such allegations of "stuffing" of ballot boxes and/or forgeries. As I had promised.

Health Alert for BCC:
A new virus has been detected in BCC. An investigation by health authorities has determined that this virus, now designated "BIMBOVIRUS", originated in the BCC Office building.

It is spread by direct contact and is also airborne. It affects only males, since females are naturally immune.

Symptoms are excessive drooling, a vacant smile, and since it seems to mimic the original hosts, it is also known as the "dumb and dumber" virus. It progressively causes the male victims to become mentally-challenged (i.e. "dumb and dumber").

The main carriers of this new virus at this point appear to be the three male residents most in contact in the Office - Bud, Jack and Phillip.

There is no known antidote. Removal of the original hosts (female) might affect an eventual cure.

Jack the issue is an was that we NEVER ALLOWED PICK UP TRUCKS IN BCC. So what is the legal problem with who ever challenges john doe the(gov, aclu,eeoc,etc,etc)the BCC rules.
The fact is that the Lawyers/you/bod miss the monumental fact, statement& doc's that to live here Potential residents SIGN the interview doc's that they are informed verbally and written form from prior to there approval and acceptance that there are NO PICK UP TRUCKS ALLOWED and that is since the community was built. You wildly tout your capabilities & experience all the time, it wasn't demonstrated on this issue and lets hope you/we/bcc can reverse it. SHAME ON YOU AND THE BOD
THE LAW FIRM SHOULD HAVE BEEN FIRED IMMEDEATLY IF THEY COULDN'T GIVE YOU BETTER RECOMMENDATION THAN THAT AND OR A FIX FOR SUCH AN UNEXCEPTAL DISPLAY OF NOT KNOWING WHAT THE HELL THEY'RE DOING & YOU the BOD DIDN'T pursue history or facts either by just investigating & supporting the community first & formost (Do at least a little homework)

One thing more to add to previous post. This decision once again was not a FULL BOARD decision but one made by Phil, Jack, Bud and Malachy who ran scared and screwed it all up. Not a spine among them. Do you want Jack and Bud to continue to destroy our community through stupidity, ignorance and not caring what the residents want, despite all their protests to the contray?

Ooops. Someone forgot to take their lithium today and sent out a cowardly anonymous email from BCCelection.

Let's deal with one: according to this informative newsletter, we had a 181k budget surplus this year.

Where does this stuff come from?

I just finalized December's financials with the accountant, and we had a $46,134 surplus, the lowest in 5 years. The records are available.

If any of our memories are short or if any of us suffer from dementia, all we need do is take a look at the blogs from August 2011 onward and remind ourselves of the predictions a few residents made in the comments. Maintenance would be outsourced, Security would be outsourced etc. etc. Seems to me that while Ms. Burkart protested in those comments that wasn't the case, our Maint. dept WAS outsourced and the Sec. WAS outsourced as well. IF Ms. Houston suggested stuffing the proxy box, shame on her but I doubt she did. I think it's a case of Jack trying to distract us with the pretty colors over there to keep us from seeing the truth over here. He's so unreliable in anything he says I don't believe it for a second. Show me something other than a cryptic email. Like I suggested, read over the comments from 2011 onward, it's clear that those people knew what they were talking about.
If you want a good indicator of the future, look to the past. This deja vu of residents running for the Board doesn't offer me much hope unless they take some initiative and get rid of dumb and dumber and make our community about the residents again. A surplus of 46k? Outsource the useless money suckers in the office and maybe that surplus would rise. Our docs are there for a reason, we cannot pick and choose what we wish to enforce. A good manager could tell you that but that's fine with Jack to just call the lawyer and incur more fees than to get a real manager in here. What does she do exactly again? Roll in at 10 and leave at 2?? Come on residents...highway robbery at its finest. Every time you see her, you may as well hand her the hard earned money out of your pockets and save the stamp to mail in your maintenance. If the legal counsel tells you a Tuesday is fine, what sense does it make for the docs to be in place? Why make any rules at all regarding associations? I pay good money to live in a place I thought had rules to benefit us all, not the ones we get some lawyer to twist to one person's advantage. I'm not voting for a full seven that's for sure. It disgusts me.

On a slightly different note, we implemented a very aggressive program to go after owners delinquent on maintenance payments. This is a team effort from the lawyer, manager, treasurer, and accountant working together to collect monies owed BCC. We just collected $3200 from someone who was 3 payments behind. We are in the process of foreclosing on a second unit so we can rent it out and earn money for the association. We have several liens in process. This is time-consuming work, which is essential for budgetary reasons to continue under future boards. In many cases, if you bring pressure early, the debt is paid off. If it drags on for years, the association loses out.

Jack - you bought in here 4 years ago and moved in not quite 2 years ago. You MUST have liked what you saw or you wouldn't have bought in here.

Now the place doesn't resemble ANYTHING like what it was four years ago. Does YOUR vision make it better than it was?

You think us old-timers with "shit for brains" are all wrong and "living in the past", and YOU'RE right. You claim we've been wrong all these years. I don't buy YOUR "vision" for BCC and most of us don't either.

You can't even differentiate between BY-LAWS (which are "carved in stone" and on file in the government offices downtown) and the Rules and Regs, which Boards can change yearly - even MONTHLY - if they want!

You obviously don't know what's in them either - I see you state we didn't have "475" votes to pass the Amendment proxy - excuse me, but for a Treasurer I doubt your ability with numbers - it's 480 proxy votes needed! 75% of 640 units is 480.

We've had only ONE other management in here that was as bad as what we have right now. Maynard Lord and his wife were gawdawful - but we had a good strong Board that followed all our Documentation and By-Laws and Rules & Regs (and knew the difference between them!)- ALL WE NEEDED WAS HIS CAM LICENSE ON THE WALL. He did absolutely NOTHING but he didn't meddle and he NEVER FIRED ANYONE OR OUTSOURCED THEM!

Oh yeah - BTW, we paid both of them TOGETHER only $35,000 a year - NOT almost $120,000.

What in the world makes you think that YOU have a "better" idea? Rather than making a smart-aleck remark like "If you don't like it, run for the Board!" - maybe you should put your unit on the market and move out to a "more enlightened" community and let us old stuck-in-the-mud fogies enjoy our community the way WE want!

You've made the classic faux pas - you get elected (after all, you ARE a "politician"), but once in the saddle, you totally ignore your "constituents" - US. We voted you in - and we can sure as hell vote you OUT!

You, Bud and those two other Land Trust guys you want on your Board to give you your quorum sure as hell AREN'T getting MY vote. I hope everybody else in here thinks carefully before they put their "X" next to a name!

Well Jack, sure hope Bud doesn't have anything to do with the new foreclosed unit. Last time, he forgot to tell anyone we had a foreclosed unit in the association's name and it sat empty for many, many months collecting no revenue for the association. Why the office did not know about this is another question and issue.

Someone asked Charlie for his take on the election.

I think Charlie should keep silent (and NOT run his old blogs either!) - its a known fact that Charlie hates Saundra and Sam.

With whats going on in here, we're better off with the devil we know than the devil we dont. We KNOW what Saundra and Sam are capable of, but I dont think Jack and Bud have even begun to hit there stride. They sure wont get rid of the management and they'll let in more pickups and motorcycles. Whats next - boat trailers and campers?

The Saundra-Sam faction WILL get rid of this dumb management.

So its very easy for me to make my choice. I'll vote for the Infomer list. Those people have promised to GET RID OF THE MANAGEMENR. Thats good enough for me.

The Bev Houston Puzzle:

Say all the candidates recommended by The Informer get elected.

A "not Recommended" candidate is elected but is then isolated and ignored and resigns from the board.

Who gets appointed to the vacancy?

How long before Bev once again resigns from yet another board?

Please vote for Jack Israel and his recommended candidates. Jack feels that the best choices in the election are the first five candidates; and that they are individuals that represent the best available choices for the Board.

Jack is a retired FBI Agent and served as an Assistant Director. He has character, integrity, the best interest of the Community at heart, and is honest.

As most of you know know, Bev Houston has initiated a smear campaign against Jack. Apparently she initiated this campaign after she requested a private meeting with Jack, at which meeting, according to Jack, she asked Jack to falsify voting documents for the purpose of having votes counted in favor of passing amendments to our documents. Jack refused to become part of this illegal and unethical activity. He is now being exposed to Bev's wrath for his honesty and integrity.

Bev Houston is recommending people for the Board who will bring the Community back to its previous low levels.

Bev is voting for Sam Slota-----Comcast Fraud Episode!!! Bev was at a meeting when The Assn. Attorney advised her and the entire Board that Slota committed fraud and our recourse was to initiate legal action against Slota. Bev voted against this WHY???
Jack Israel was instrumental in reducing our Trash Contract cost by $30,000 a year.Who was on the Board when this contract was awarded years ago with automatic renewals? Could it be Slota, Lauth and Zubko?

Bev Houston is voting for George Lauth------ A Slota follower; on the Board at the time of The Comcast Fraud. He protected Slota. He was also on the Board and was a supporter of selecting and keeping an insurance agent who underinsured us by $22,000,000.00 and having the Community pay in excess of $100,000.00 for this diminished coverage which could have destroyed your life savings.

Bev Houston is voting for Saundra Zubko---- A Slota friend and confidant. At the direction of Zubko, the personal identity information of 16 residents was taken from the office. As a result, I was instructed by The Assn. Attorney to send letters to them advising them to protect themselves. The Assn. Attorney told all Board members that Zubko's actions violated numerous state and federal laws. Bev Houston voted to take no action against Zubko. WHY???

The choice is yours. What type of government do you want for the Community?

Do you want to vote to turn the Community back into a cesspool?

Please do not vote for Houston choices.

lets see IS this the Bill D. tried to scare residents with the possibility of over 12,000 dollars taxes to each resident on srd transfering to bcc--Didn't know of what the hell is talking about (again)
Comcast contract in your warp thought process was this not in the best interest of the community---attny never suggested any legal action because there was none to be filed--only in your mind -give us facts ONE COMMUNITY THAT CAN COME CLOSE TO BCC cable costs--not this same B.S. again and again BUTN NO FACTS JUST BIG MOUTH--
Florida insurance commission in writting stated that this community was never under insured again only in your mind--no facts
The 5 yr contract term for trash pick up was expired putting out for bids is just good business----LIKE THE SAVING THIS BOARD GOT ON BCC INSURANCES COSTS FROM THE INSURANCE COMPANY/AGENT CHOSEN BY THE BOD YOU SERVED ON ---BILL

Has anybody looked at the sorry landscaping on the front of Building One?
Normally at this time of year there would be CASCADES of rich bloom on the bougainvillia shrubs.
That's because Vinnie pruned them into "balls" in August and by now they'd be grown out again, COVERED with bloom.
The new landscaping company is keeping them pruned into balls and the poor bushes now look like scoops of ice cream dipped in sprinkles.
No glorious display this year. Wish I'd photographed it last year at this time. Pity.

Bill DeLOONEY ... er ... Delaney can be characterized by a new nickname ... the Little Red Hen, who constantly screamed "The sky is falling! The sky is falling!"
He's definitely "certifiable".
He's the guy that got on the Board, came out to the first two meetings and then went all pouty and refused to attend any more meetings the rest of the year.
I'll bet the residents who voted for him were pretty disappointed in their choice of a representative!

No Candidates Night? Don't want to answer questions? Wimps.
That's why I'm voting for the FIRST guy on the list and the LAST four. They've promised to get rid of the Management.
I don't care what else they do - if they do that for the community, they'll have earned my vote!

WHY WAS VINNIE FIRED AFTER 27 YEARS?
The Manager is being blamed and that's probably true becuz she wanted to outsource everything so she had nothing to do.
But WHO told everybody Vinnie was "incompetent"?
NOT THE MANAGER becuz she admitted at an open Board meeting in 2011 that she knew absolutley nothing about landscaping and thats why Joyous had free rein with the landscaping.
IT WAS JACK who said Vinnie was incompetent and he supported the Manager and used this to his own benefit.
Jack why did you buy in BCC if you didn't like what you saw?
MOVE OUT, YOU TROUBLE-MAKING DICTATOR! Yes - thats what youve turned into - a little Hitler. You call us living in the past - but thats the way WE like it.

He fired Sheila
He chose Strike Force all on his own sayso and then allowed them to fire Steve
He was a weak Prez who allowed Bill Brady to refuse to do his Treasurers job and take home all our financial records
He allowed the firing of Tom Palumbo.
He allowed Land Trusts in BCC by taking over the Interviews and authorizations
He allowed Jason Dorfman to park his cars in here and turned BCC into a used-0car parking and storage lot and told his pet Strike Force to ignore these cars
Makes you kind of wonder if he was in leagye with these Land Trust people?

You see, in 1980, as you pointed out, the following was amended to our documents:

"Units cannot be sold or leased to Corporations, partnerships or joint ventures or land trusts. Any attempted sale or transfer to a corporation, partnership, or joint venture or land trust shall be null and void." (8860 page 794)

However, Ms. Houston, you are smart by half:

In 1981, an amendment was passed, which opened the door for corporations, et al, to own a unit in BCC.

Right to Vote

The votes of the owners of an apartment owned by more than one person or by a corporation or other entity shall be cast by the person named in a certificate signed by all of the owners of the apartment and filed with the Secretary of the Corporation. Such certificates shall be valid until revoked by a subsequent certificate. If such certificate is not on file, the votes of such owners will be counted as present in determining a quorum and shall be counted as a YES vote on all amendments. (9900 page 227)

Once the first corp./trust was allowed in here by PREVIOUS boards, it was over. There is now no way to turn back the clock.

Jack, thks on bcc doc review except I don't see the lang. change in 81 doc's that supported any change or give the authority to change condo ownship i.e. llc, land trust ect. specifics,
Pls give Community this written change(s) so a heathly discussion is hased on the facts as we residents see them not the same lawyers that had trouble understanding signing a document prior to moving in is consider a contract and at the very least should have been legally defended. Until if necessay a court ruling was rendered. It WAS also 100% community enforced since the community was built; no pick-up trucks, no discrimination 100% enforced.
The lack of subsequent BOD enforcement who at the office didn't even check bcc insurance requirements on the next version of motor vehicle approved/allowed motor cycles,etc-
Who guarding and looking out for the community best interest.

I also wish not to get these stupid calanders from realtors. I wonder how "she" got our addresses. "She" is close friends with Saundra. Name starts with an R. if you cannot guess. Those who work cant attend. Is this the plan? Shove it through without anybody being able to be there?
No - I smell a rat. Its an election ploy to win votes. Throw some goodies around to make people happy. Vote for me!!!!!
Why not wait for the new Board to do it? Its only one week until the election.
Simply doesnt make sense. No candidates night and no real board meeting - just a transparent bid for votes.
This has got to be the dirtiest election BCC has ever seen. There'll be a lot of debris and "dead bodies" to clean up afterwards.
Disgusted with shenanigans.

I feel sorry for my wife too. She has put up with me for 35 years.

I threw her a birthday party in Rec 2 last night. How nice to use the Rec and kitchen.

I love this community, the canal, the Rec centers, and a gas grill that I don't have to clean.

And, I love the people here--even the ones I disagree with. No retribution here, and I'd fight my best friend to prevent that.

After the politics, we'll get back to normal and do what's best for BCC. I'll support any outcome, whatever the people choose.

If anybody is unsure of who to vote for in the election, they should of been at tonites Carpet Contract meeting. The whole audience was NOT in favor of the contract but the board (Filippone, Lauer, Smith and Israel) paid no attention to what people wanted - they ran right over everyones wishes.
The manager covered herself with glory by rudely interrupting board members and residents - what an obnoxious person she is!
I'm defintiely voting for Sam Slota - at least HE had the balls to say that the manager just might not survive the election if a different board gets elected!
And then when Jack was asked if the lawyer had approved the contract, he complained that it might cost us $200 for an opinion letter!
Hello!??? $200 on a $142,000+ contract? A no-brainer, folks!
Wow - penny-wise and pound foolish! And he calls himself a treasurer?

Yesterday, members of the board who want to see progress and improvements in BCC voted for new carpeting, which is in the 2013 budget.

The meeting yesterday was an ambush, stacked mostly with the same tired cronies and hacks that have run this community for years. 90 minutes before the meeting, Ms. Zubko called an "expert" witness on carpeting in a desperate bid to derail replacement of a product that stinks, is stained, torn and of an undetermined age.

After a 24-hour crash course on carpeting, and a lengthy discussion with the mill where the carpet is made, I'm am even more comfortable that we have chosen the right product for the job.

Many Thanks to Bud Lauer for his mean-spirited attitude.
He deliberately "rented" Rec. 2 meeting room last night to try to put a stop to the Meet The Candidates night. He even had Security checking often to make sure we didn't move the meeting inside when we saw the room empty all evening wuth all the lights on.
Well - it didn't work.
We simply met outside under the canopy and it was a very nice atmosphere - cozy and intimate with everyone sitting close together.
Only five Candidates showed up - Jim, Saundra, George, Paul and Sam. Missing were the two Italians and Bud and Jack. How petty of them. And how cowardly - not wanting to answer questions about what they've done.
There were 34 residents in attendance besides the 5 Candidates and it was a little like a Town Hall meeting - and everybody was polite, took their turns speaking and the Candidates answered every question we had.
So THANK YOU BUD - you nasty piece of work - you made it wven better than we all thought. It kinda back-fired on ya, didn't it!

Went to the candidates night last night and it was great. That A-hole Bud is sure not a TEAM player - he rented ALL THREE rec halls so nobody could use them but that was okay we met outside by the pool and the five candidates that was in the informer newsletter that was suggested to vote for were there. I think theyve got some super ideas for handling these damned motorcycles and I was surprised that Bud, Jack Bruno abd Paolo didnt show up. That's the SECOND time in two years that Paolo was absent - guess they dont want to answer questions??? Shows just how eager and interested they are in making a good impression.
Had a great crowd - better than most regular board meetings!
I hope this years board will have these candidates on it - theyll definitely be TEAM PLAYERS and they believe in COMMUNICATION and keeping the residents informed. Two thumbs up for Barros, Lauth, Pappas, Slota and Zubko - a big fat wet raspberry and two thumbs down for Israel, Lauer and the two Eye-Ties.

As for the rec, WE and I mean WE even though it was my birthday, cleaned the floors, tables and countertops. It was spotless when we left. How could you EVEN think we would not sweep and clean up. You are a dirty little thing and dishonest for spreading this rumor about ME too.

You make people think you are their friend, then crap on them. "OH Jack, you're the best treasurer we have EVER had". You lie and cheat. I KNOW you asked them to forge votes. Jack came right home and told me.

I'm at a clear disadvantage here--I don't have a lot of BCC history.

But perhaps that's an advantage--I don't feel bitterness against anyone running for the board.

With the exception of Bev the Forger, residents I've met here have been warm and inviting.

I don't want to grow old in BCC feeling acrimony toward anyone save the Forger, with whom I've experienced duplicity first hand and whom I'll eventually forgive.

My life is full, and I will be happy on or off the board.

Many of the people running have been very hospitable to my wife and me.

And through this process, I've come full circle: Anyone who can deal with the constant trashing for a volunteer job is qualified to be a director.

Zubko, both as BCC Board of Directors' President and later, as CEO of the Special Recreation District Board of Supervisors, did everything in her power to prevent the dissolution of the Special Rec District. Tens of thousands in legal bills were paid by BCC owners due to Zubko's obstructionism. As BCC association attorney Rob Rubinstein stated in his letter of November 27, 2007; "The District and the individuals comprising its Board of Supervisors* have acted in reckless disregard for the truth in order to prevent the District from being dissolved and to remain in power. The District and the individuals comprising its Board of Supervisors have deliberately sabotaged the dissolution of the District, using defamation of the Association, its Board of Directors and attorneys and false accusations about commingling funds and not getting financial information as smoke screens."

*Rec District Supervisors: Bob Lewis, Wendy Metzger, Joe Pappas, Pete Shelton, Saundra Zubko

2. In January 2010, Zubko hired a private investigator (using $5,000 of Association money) to investigate BCC owners and provide "cradle to grave" information those who failed to show her the deference she felt due.
3. In February 2010, Zubko, as BOD President, authorized the un-budgeted, illegal purchase of an ice machine for Rec 1 without any prior BOD discussion and vote. This was an "emergency" because the machine was needed for Zubko's upcoming Super Bowl party. Board members approving this illegal purchase were: Saundra Zubko, George Lauth, Pete Shelton, Sam Slota and Harriet Gustafson.
4. In a February 19 2010 letter*, Bill Delaney, Bay Colony Club Board of Directors V.P., alleges: “Photocopies of your personal information were illegally taken from the office by Saundra Zubko.” Delaney advised: “You need to take immediate action to protect your identity and consider placing a fraud alert and or security block with all of the credit reporting agencies.” *(To see a copy of this letter, click on “BCC 2010 Delaney Letter” under “Links” in the left column.)

It is not in Bay Colony Club's best interests to have Zubko or any of her defenders and enablers (Harriet Gustafson, George Lauth, Bob Lewis, Wendy Metzger, Pete Shelton, Sam Slota) on any future Board or committee.

I do detect the Joyous Burkart influence on the last 9 or so e-mails at least. What a busy little bee! (It was SO lovely and quiet while she was away all those months without access to the Blog).

However, I would like to set things straight regarding e-mail addresses:
ONE "impassioned" e-mail complained that I keep sending the (mis)Informer and she doesn't want it - well, DUH! It says right on the front that if you DON'T want to receive it, simply hit "Reply" and say "Cancel". Very simple.

Secondly, my list of e-mails DID originally come from the Office back in the fall of 2009; I got a total of 317 addresses, of which only 283 were current and valid (people had changed their e-mail addresses somewhere down the line and items sent out got "kicked vack" as undeliverable).

I now have a list of approximately 435 e-mail addresses - painstakingly collected one at a time from those who got a copy of the Informer from their neighbor, decided they liked it and sent in a request to be put on the distribution list, or had their e-mail address given to me by a friend or neighbor who thought they might like it. I'm not a magician who can magically conjure up someone's e-mail address. In fact, I believe that I have more valid e-mail addresses than the Office now has.

IF YOU DON'T WANT TO BE ON THAT DISTRIBUTION LIST AND RECEIVE THE INFORMER, SIMPLY LET ME KNOW - I WILL REMOVE YOUR E-MAIL IMMEDIATELY and you will never receive another iasue.

In 2009 it was absolutely legal to ask for and receive all email addresses of the residents. Bev did just that. It's not like she came in at closing time and told the manager that if she didn't provide personal information on certain residents, she would be fired. Like someone else we know who is currently running for the Board! Bill Delaney's letter was spot on, 9 resident's information WAS taken and taken by none other than Queen Bee herself. My worry is that dumb and dumber may be squirming because after tomorrow, they know they are running on fumes. Who knows what this bimbo manager is promising just to stay employed? Be afraid, be very afraid.

I suggest you take care of your husband and not tell everyone that the men on the Board are drooling over the Mgr. You have a very evil life of fairytales you make up about people.
Take care of your husband, spend time with him, maybe become interested in your grandchildren and son.

From what I understand, you may be involved in a lawsuit with your libel remarks. I will help pay the lawyer. that will be my charity for the year, besides my charity to help children with special needs.

I have never read such a pile of pious crap in my life. I might suggest that the writer practices what she preaches. It might serve the community better.

Bev can say what she wants to say, it is her First Amendment right and if you say she's libeling or slandering, then the burden of proof is on you. Her opinion is just that too, HERS. You may state yours. That's the kind of country we live in. I don't see her as hiding behind anything, her name is all over the Informer as well as her emails. She's on this blog and I don't see her hiding. To compare her to Hitler?! Hahahaha...not even close and I had family who died under Hitler.
I call the manager a "bimbo" because that's MY opinion of her and alot nicer than what I could call her. Look up bimbo on google and wikipedia will tell you that the more common usage is "an attractive female but unintelligent woman", (I'm paraphrasing.) I would say that exactly describes our dimwitted manager. She has taken advantage of us like a bad prom date, AND we allowed her!! 64,000 for what?? I hope whomever gets on this board promptly gives her and Jane of the Clueless, the boot. As far as who gets on the board, it's a merry go round each election. Same on, same off. Same stuff different year. Until they start to die off and a younger, hipper generation starts to run BCC, we're stuck. I'm a snowbird so I don't have to live here year round and deal with the board like most of you do, but as long as they get rid of the bimbo manager and her clueless wonder, I'm all for them.

how did Paul Barros receive 241 total votes if there was ONLY 239 valid ballots cast??? We're there ballots that were counted twice? The tallies were WAY to high. This as well as the fact that some ballots were altered and should have been voided is enough to have a total recount.
