CONDO CRIME & PUNISHMENT

We've set up a new link (thanks to Jan Bergemann of CCFJ)  to articles about condo shenanigans and the (sometimes) resulting criminal prosecutions.  Look in the left column on this page under "Links" and click on "Condo - Crime & Punishment".  Bay Colony Club Association owners might find the articles interesting and possibly helpful.  Highly recommended are the articles on Hallandale's Parker Plaza Estates.  And, for the latest, there's this:

4/29/10 Breaking News Update!
From today's Miami Herald:
Condo president charged with stealing from her association... "At this point, we've hired a forensic accountant and they'll be looking at (this)..." said attorney Thomas J. Tighe, who represents the (Hollywood) Hillcrest Codominium residents."

Let's hear some comments on this one!  Ah go ahead, prove you're out there and paying attention.

Charlie where is the meat to all the unfounded accusations. It disappoints me and other residents that all you spread is unfounded rumors of condo corruptions.(Which costs the community alot of wasted money on legal fees for nothing.
I have reviewed the list of charges and violation you referred to in this listing and support all of them that may have been convicted because obviously they have and got evidence. I notice that you didn't choose to mentioned bcc already paid unjustified expenses to BP DURING THERE LAST TENURE($10,000+/-)doc's/evidence in the office and on record on the bcc Clara beth walker lawsuit or maybe we should just say overcharged for services rendered but neverless apprvd & paid by bcc residents. (Maybe to start rumors this new selections of BCC FLOOD INSURANCE ADDITIONAL COSTS ($80,000+/-) & bcc legal consul is just a kickback or perks scheme for the new bod)Documents in the office and remember apple's to apple's on quotes and bod selections (These bod decisions should be made for the community
and we residents can disagree with them but it does not mean they are corrupt bod members.)
It is amazing to me that with your vast experience & capability you would not just deal with the facts and not rumpors, personalities and speculation on BCC condo issues
How did bcc RASA Lawsuit work out for the BCC community. Concerned bcc residents that felt it was not in the best interest of all the bcc residents donated money for legal representation for the entire community's good. "RESULTS" -rumor has it that every rsident paid ASSESTMENT but you and all costs where paid by residents pls show the residents that donated there monies to you a full accounting of monies YOU SOLEY CONTROLLED spent but you didn't pay ASSESTMENT WHEN EVERY OTHER RESIDENT DID AND THEN TO ADD INSULT TO INJURY THE BOD voted and apprvd--TRIED TO SPENT REMAINING MONIES ON MAIL BOXES AND WASH MACHINE NOT REC CTN. What where you doing for the bcc community when this was voted on and apprvd by 07 bcc bod.

Since the first person didn't see fit to sign his (or her) name, I guess I won't either, but I sure would like to know who wrote this piece of shit!

They can't even spell properly, let alone put one thought logically behind another!

No wonder with such muddled thinking processes we don't seem to get good Boards, although the newest one seems to be trying.

I just LOVE how (whoever wrote this crap) really hates Becker & Poliakoff and is so damned quick to point out what they charged us ... but NEVER a hint of how much money Saundra paid BOTH Gabriel and Stevens ... WELL over any amount that B & P charged ... and the quality of service is nowhere near comparable.

THAT's not comparing apples to apples and oranges to oranges - that's like comparing Shit-For-Brains with a college degree! (Which I seriously doubt the writer of that crock of shit has - maybe they didn't even finish High school???)

And to insinuate that the NEW Board is taking perks and kickbacks ... well, I figure the writer is judging everybody by what HE (or SHE) would do, given half the chance ... a person like that judges everybody by what THEY would do.

And they don't even have the correct figures! And to say that YOU Charlie are spreading rumors. Sounds like something Sam and Saundra would say - a "half-truth" that they work into the "whole" (sanitized) truth.

And then to bring up past history from several years ago ... RASA is "old hat". Next thing we'll be reading is that this person objected to the "Official BCC Newsletter" or maybe "Baywatch".

I have never read such convoluted crap in my life. I wonder if this person labors under "English as a Second Language"?

Mr. Pukit,

Since all others are going anonymous, Please make sure my request to you for Date is anonymous also.
Thank You

Date is just above every article title. You really feel that a request to add dates has to be anonymous????

Well, here is one comment that is NOT "Anonymous".

I tend to agree with "Anonymous TWO" that "Anonymous ONE" is craniologically-challenged. For "Anonymous ONE" to even HINT that this new Board is at all similar to the Boards of the past two years (perks and kickbacks) is totally ludicrous. To complain that this new Board's attempts to do damage control by hiring GOOD people - the new Insurance people and the new lawyers - is somehow a terrible thing makes me suspect that "Anonymou ONE" is a staunch supporter of the old regime, if not one of their members!

I also believe that, although this new Board seems a little "slow" off the mark, I see no signs of aberrant behavior. I don't think we have to worry that they will use our maintenance funds for their own private pleasures.

In fact they may be a little over-cautious, which considering what we've put up with for the past two years, is a big point in their favor.

I'm aware that we voted them in to "make a clean sweep" and possibly to recover some of the foolishly-spent funds, but I'm willing to compromise in just having an HONEST, TRANSPARENT non-sanitizing Board that tells it like it is. Having a REAL "money-guru" in Bill Brady sets my mind at ease. We don't often get someone of that caliber on our Boards.

But what BOTH "Anonymous ONE" and "Anonymous TWO" failed to mention, was that Charlie put a LOT of work into his research on the main topic - that of "Condo Crime & Punishment". Very impressive, Charlie! And I thank you on behalf of the other THINKING owners here at Bay Colony Club.

It was quite eye-opening, and while I was reading the various reports, I was rather wishing that "Bay Colony Club" had been mentioned as one of the ones cited. I am positive that enough hanky-panky has gone on in here with our funds being mismanaged that we certainly DESERVE a listing! But you never know ... maybe one of these agencies that supposedly Mr. Viola has provided information to will eventually see fit to follow up.

A word to "Anonymous TWO" - you definitely have a way with words - I cracked up at your lawyer-comparison phrase "comparing Shit-For-Brains with a college degree" - MOST apropos under the circumstances!

One thing that annoys the hell out of me - "Anonymous ONE" intimates that we residents don't deserve new mailboxes and new laundry machines? Things like that are far more important to the home-owner than fancy Rec. Centers. What does she (and I think it IS a "she" - sorry - only a woman would have that type of lame-brained logic) think our maintenance funds should be spent on? There are things far more important than Rec. Centers - things like OUR BUILDINGS (roof, landscaping, the meter rooms need overhauling), the seawall, our roads and curbs ... things that we ALL use and depend on.

One thing our Board needs to address - and MOST urgently - is our so-called Security system. I think it's time to retire the chief; he is NOT training his people properly (they have NO idea about the rules); this is ONE area where I would NOT be adverse to seeing an out-sourced group in here. There is too much "cozy-cozy" behavior between the guards and certain residents in here. They are definitely too involved in the politics and nonsense.

If "Anonymous ONE" isn't happy in here, I'll help you pack and even arrange a moving van for you!

Response to Anonymous 1:

1. There are no unfounded accusations or rumors in blog articles, although Comments (yours in particular) can have lots of unfounded stuff in them.
2. Unless you're an expert on legal costs, which seems highly unlikely, how would you know that we were overcharged by B/P?
3. There was no RASA lawsuit. I sued the Association because in 2002 Sam Slota imposed an "emergency special assessment". This assessment was adjudicated illegal. That's why we haven't had any illegal assessments since.
4. My total billings for the law suit and the appeal were in excess of $65,000. Thirty-seven BCC owners made contributions to the cause. Most were under $100. While the contributions were and are appreciated, They represented a very small percentage of my out of pocket costs.
5. Regular accountings were made to contributors until it became apparent that donations were and would remain a tiny fraction of the actual costs and no more donations were made.
6. BCC's costs were paid by our insurance company. I paid my own.
7. I paid the $600 assessment along with everybody else. It was part of the legal settlement.

Sure looks like you have no idea what you're talking about Anonymous 1.

Go See - Is it the 24th or the 29th

Original article posted 4/24. "Breaking News Update" was added to the original article sometime later.

Later edits and/or additions to an article do not change the original posting date.

So, original article posted on 4/24. The Update article was from the 4/29 Miami Herald and was posted either 4/29 or 4/30. I forget which.

Things have come to a pretty pass when readers don't want to be identified as even reading the blog. Seems to me a question about a date is pretty innocuous and shouldn't rile anybody.

Meatheads like Anonymous 1, on the other hand, have every reason to stay hidden. Or am I missing something?

Reference to the Walker Lawsuit as an example of wasted funds being spent on lawyers shows how little anonymouse knows about the situation. But then the rest of her/his posting is simply a tribute to the substandard education achieved by this individual.
